Subdivision Checker is an Australian, family owned and operated business, founded by Joshua Davis.
Joshua has worked as a consultant for more than a decade on large and small projects across heritage, environment and town planning. He built Subdivision Checker around the checks a consultant makes at the start of a subdivision job, so that everyday property owners can get the same groundwork the big projects rely on, for one fixed fee.

Why we exist
Almost everyone who owns a block has wondered whether it could become a second home, or help a family member into their first.
The information exists, but it is spread across planning schemes, state registers, council policies and mapping portals that were never designed to be read together. Working through them properly takes time and know-how, and engaging a consultant before you know whether the idea has legs is a big step.
Subdivision Checker does that groundwork for one fixed fee. Each report searches the official sources for your address, works through the rules that apply to your lot, and sets out the answer, the evidence and the next step clearly. When you do engage a planner or surveyor, you arrive knowing what to ask.
